Building Is A Process |
When I say building is a process it truly is a process. It takes more than just a few ideas and the desire it is an intricate process. With a million things to plan, strategize and organize it takes so much time and effort to execute a smooth project.
Start At The Beginning |
The obvious need is a Lot or Home to build or renovate. Past that the obvious would be have money to do the project. Even though I hate to point out the obvious but those things are important. Starting at the beginning other than the obvious you will need to start with what your goal is of the project. Are you selling it or building it for your self.? This will determine what is important to the buyer or what your wants and needs are. You can then determine your budget, architect wants and building plans.
I always ask clients what their plan is for the property. Is this your forever home, or are we going to sell it in 3-5 years? This pushes the owner to think about how to design for not just them but the buyers.
Build Killer Team |
This is where building a killer team comes into play. Having a team that can cohesively work together making each others jobs & roles easier.
Architect
Designer
General Contractor / Project Manager
Carpenter
Sub Contractor
These are just some of the Team mates you need to get the project done.
Each one has a crucial role to play in bringing the project to fruition. The time line depends on everyone of those aspects being done in its sequence of events. one delay can cause a domino effect that will cause the chain of events to be delayed. If materials aren’t ordered and trades don’t finish on the time scheduled it pushes all work back and to make up time can be harder to do than you think. There are inspections that wont allow other work to be started if it isn’t passed. You cant start roofing till the plumbing is roughed in for venting through the roof, then causes you not to be able to catch up time if you lost days pre-slab due to inspections or weather delays. Your team should be able to account to mother earth material issues and labor shortages. This is construction and if it can go wrong it probably will! Being prepared for the worst and having a plan if something goes sideways.
Multi Task
Some time line can get blurred you do jobs out side your designated position for the good of the team. We multi task! Design is more than just picking out the tile and paint. We are making layouts, renderings, gathering material, making design boards, ordering materials & fixtures, walking the space and make changes, Making sure the jobs are executed to the aesthetics. Supervising quality of work, and a million other things. General contractors and project managers make sure that the trades, and subs show up on the schedule with material to finish their portion.
Communication |
Communication is in my opinion the most crucial part of a project getting done on time. Lack of communication between team members & trades will cause unnecessary delays, cost money. These things will cause an un organization and unprofessional behaviors. Setting up Expectations about communication and responsibilities will allow a smoother process and accountability for all. We all hold each other accountable and set up for success.
